After repairs are complete, you now have a fully functional casement
window...  This was a Weathershield Casement Window with Solid Oak
interior and Aluminum Clad exterior.  The bottom frame had heaved
upward from unavoidable ground settling and had caused the window
sash to rub on the sill when operating it.  Eventually the window leaked
water past the sash into the frame which then rotted causing major
frame damage and resulting in a completely non-operational window
unit.  A replacement window unit would have cost about 10 times more
than the cost of the repair.  Did we mention that this was happening to
about 27 windows in the house? The home owner saved over $50,000
and now has every window in his home working like new again.
Step One:  Remove all the decay
from the window frame.
Step Two: Fabricate & secure
new frame to unit.
Step Three:  Protect new wood
with exterior high grade paint.
Step Four: Fabricate & install new
Aluminum sill cover to protect frame.
Step Five: Apply high grade
enamel paint to aluminum sill cover.
Step six: Replace window sash
and test for proper operation.
And Finally: Apply a quality high
grade Urethane caulk to the perimeter
of the entire window unit .
Window repair can be very involved and requires attention to detail.  You do not
want your window to leak water into the cavity of your home.  This will create
costly water damage, excess humidity and eventually mold.
